We are committed to supporting you throughout your project and will be available to answer any questions you may have. To strea-mline the process, it is helpful to have a clear idea of your requirements such as the size and type of house, the size of the plot, and, of course, your budget.
However, it's not uncommon for initial plans to change once you find a plot of land that captivates you, even if it doesn’t strictly match your original criteria! The selection of the land is the first critical step, as the final construction costs and often the layout of the house depend on the plot’s location and topography. With our extensive knowledge of the area and avai-lable plots, finding the right land usually takes surprisingly little time. However, we recommend allowing two or three days for this process, just to be safe. We are also available to work on weekends if that suits your schedule better.
Once the land has been chosen, we can calculate the overall cost for building your desired house or bungalow. After deciding on your project and securing the land with a 10% deposit, we will prepare the building contract. At this stage, a deposit of 5% of the construction cost is required.
While opening a French bank account is useful, it is not mandatory. However, it is crucial that the financing for the entire project is arranged before we commence construction. Ideally, both the planning application process and the legal proceedings for purchasing the land will be completed within two months. We will do everything in our power to ensure that the process is smooth and swift.
In Brittany, Normandy and The Vendée building plots are as varied as the region itself, coming in all shapes, sizes, and locations. Thanks to our extensive local knowledge and awareness of available properties, we can streamline your search by showing you plots that match your specific needs and budget. Rest assured, each plot has outline planning permission already secured, either by the agency or the notaire handling the sale. It's important to note that we are not estate agents and have no financial interest in the plots, which allows us to offer unbiased guidance. Many of our plots are conveniently located on the edges of villages, simplifying connections to local services. Whether you are looking for an individual plot or prefer to be part of a new community in a grouped
development (lotissement), we have options that range from 5 to 20 spaces on the estate. Each plot is sold individually, which allows for a diverse range of properties and architectural styles, enriching the character of the area. These plots are typically close to all necessary services, though they may not be directly connected at the time of purchase. For those seeking a more secluded setting, even our isolated countryside plots meet the necessary criteria to qualify as
building land, including access to electricity and water within a reasonable distance. Where municipal sewer services are not available, septic tanks are installed following a detailed technical assessment of the soil structure. As land prices can vary based on numerous factors including location, size, and accessibility we are here to help you navigate these variables and find the perfect plot for your project. Whether you dream of a quaint home nestled in a traditional village or a modern residence amid the peaceful French countryside, we're dedicated to making your vision a reality.

The Contrat de Construction de Maison Individuelle (CCMI) is the standard contract used in France for the construction of individual houses. This contract offers substantial protection for homeowners, ensuring transparency and security throughout the building process. Here, we detail the benefits and process of entering a CCMI with our company, providing clarity and confidence for our clients in Brittany.
Advantages of CCMI
Legal Protections: The CCMI is regulated by French law, which provides several protections for the homeowner, including strict adherence to building codes and the obligation for the builder to complete the house as per the agreed terms.
Fixed Price Contracts: One of the most significant advantages of the CCMI is the fixed price stipulated in the contract. This means that the price you agree upon when you sign the contract is the final cost of construction, protecting you from any unforeseen price increases.
Guaranteed Delivery Times: The CCMI includes a completion date, which is legally binding. This guarantees that your home will be completed on time, barring exceptional circumstances.
Quality Guarantees: The builder must provide a ten-year warranty (garantie décennale), which covers any significant defects or damages that might occur after the construction is completed.
"Dommage ouvrage" is a mandatory insurance policy in France that protects homeowners from structural defects in new buildings or major renovation projects. This insurance must be taken out before construction begins and covers the repair costs of any damage related to structural integrity and compliance with technical standards, without having to prove fault. It is effective for ten years from the completion of the construction.
Speed of Settlement: One of the primary advantages of "dommage ouvrage" insurance is that it provides quick compensation to homeowners for damages covered under the warranty. This means repair work can begin immediately without waiting for a court decision to determine liability among the construction parties involved.
Financial Protection: This insurance covers significant repair costs due to faults in construction that affect the solidity of the building or make it unfit for its intended use. It ensures that homeowners are not out of pocket for these expenses, providing significant financial security.
Legal Requirement: Since "dommage ouvrage" is a legal requirement in France, having this insurance ensures compliance with the law. This is crucial for the eventual sale of the property within the ten-year period, as the insurance is transferable to the new owner.
Enhanced Property Value: Properties with "dommage ouvrage" insurance are more attractive to buyers because the insurance continues to provide cover against potential structural problems, thereby enhancing the property's resale value.
